The house rules are also to ensure that in the event of any dispute arising during your tenancy, the rules are in place to protect, yourself, the staff, and your co-residents, whom might be affected by the said dispute.
The house rules are in place for the safety and welfare of the tenants and is requesting that every tenant takes responsibility for their own actions whilst within their tenancy.
In the event of any breach of the house rules, whether the breach is identified as deliberate, wilful or otherwise, the tenant/resident will be given a VERBAL warning, this will also be notified in writing.
THREE verbal warnings will result in a WRITTEN warning being issued then onto a FINAL warning.
Any further incidents will result in the resident being asked to leave with immediate effect and the tenancy will be terminated immediately.
If residents are unsure of or do not understand the house rules, then they should ask the manager, or a staff member to explain them to them before they sign to say that they agree to abide by them.
However, it is a condition of their tenancy at the property that you sign and agree to abide by the House rules as identified to them by Vision Living.
THE RULES
- NO SMOKING anywhere inside of the house. Smoking is only permitted in designated areas outside of the house.
- NO ALCOHOL of any form to be brought onto the premises for consumption or otherwise. This also applies to persons on or in the property by permission of the management.
- NO ILLEGAL DRUGS OR SUBSTANCES to be brought onto the premises or any drug taking paraphernalia. This also applies to persons on or in the property by permission of the management.
- NO overnight visitors – this is without exception
- Residents visiting other resident’s rooms must only be one at a time and no visitors after 10pm/22:00 hours.
- Visitors during the day must be nominated and identified to the management for Fire safety reasons. Residents must ensure that all visitors sign into the Visitors book, and residents must escort visitors off the premises when the visit is complete. Visitors can call between 10:30am and 8pm. However, if there is a particular reason why residents should receive visitors outside of these hours, residents will need to make the manager and staff aware of this. If consent is sought prior to the visit, then it will not be unreasonably withheld.
- All damage, breakage, maintenance requirements and losses from residents’ rooms or elsewhere within the house, which have been identified by the residents, these MUST be reported to the manager or staff member on shift so action can be taken to address the need.
- All deliberate damages and breakages and deliberate misuse of equipment and facilities MUST be paid for by the resident. Otherwise the offer of accommodation may be withdrawn as a result.
- Keys issued to residents for their rooms must always be kept with them. At no time must they be given to others or used by a 3rd party to access the property. Failure to acknowledge this may result in resident’s accommodation being withdrawn.
- All doors that access the property must always be secured and locked, and not kept wedged open for any reason.
- Use of communal items such as irons, Hoovers etc must be returned to their original storage place.
- Loud music, excessive noise, disruptive or unacceptable behaviour of any kind will be reported, supported by an incident report giving details regarding the incident. Residents are therefore requested to respect all other residents and staff at all times of the day and night. The use of headphones for listening to music after 21:30 is required within the property.
- Use of communal areas such as Kitchen, or communal lounge are the responsibility of the residents to keep these clean and tidy. Any unnecessary mess, dishes left or debris as a result of using these areas must be cleared and cleaned by those responsible, and not left for staff to deal with.
- Any interference or disruption with the fire Alarms, smoke detectors, fire extinguishers, safety equipment or electrical fittings could result in immediate withdrawal of accommodation.
- Residents are responsible for their own personal belongings – Vision Living will not be held responsible for any losses or damages.
- All personal belongings brought into the house and into the residents’ rooms must not jeopardise the safety rules or be of an amount whereby the room becomes inaccessible for cleaning purposes. All additional electrical items such as televisions, microwaves heaters are not to be stored in residents’ rooms.
- Loss of keys will result in a charge being made for a replacement set. Further losses could result in the loss of accommodation.
- All communal areas and residents own rooms must be kept clean and free from rubbish, always. Rubbish to be cleared to the bins provided.
- Absence from the accommodation for more than 24hr without any notification to the staff will result in the absence being reported to the relevant authorities and could result in withdrawal of the accommodation. If residents are going to stay away from the accommodation for more than 24hrs they must inform either the manager or staff of their planned absence. This is not an infringement or the resident’s Human rights or privacy: it is due to health and safety and the duty of care operated by Vision Living.
- Under NO circumstances are any residents to put the catch on their own room doors; as this is a health and safety risk. Also, staff need to have access to the resident’s rooms.
- The staff reserve the right to do room checks twice a week to ensure residents are keeping their rooms clean and tidy and free from Fire Hazards. Staff will not enter their room without residents being present. If residents do not keep their rooms clean and tidy, then a warning will be issued. If the resident does not improve the cleanliness of their room after the initial warning, they could be asked to leave the accommodation.
- If at any time staff have suspicions that a resident or residents have anything which is not allowed in the building or in their rooms, then a room inspection will be carried out with the resident present or not. If any item is found which is not allowed in the building, then the resident or residents will be asked to leave.
- If a resident or residents feel the need to complain whilst within the accommodation, they should follow the Complaints procedure, otherwise the complaint raised will not be applicable.
